Deicorp sets the Hills alive with planned $445m project
Sydney developer Deicorp has been given the green light for the construction of a mixed-use project in Sydney’s Hills district, which will bolster the group’s work-in-progress pipeline to about $1.5 billion in coming years.
During the week the private group received the sign-off for its 430-unit mixed use project next to the Hills Showground Metro Station, in Sydney’s northwest, with an end value of $445 million, from the Independent Planning Commission (IPC).
The site forms part of the ambitious Hills Showground Station Precinct masterplan, which received concept approval in January 2021.
Deicorp has been appointed to deliver the Doran Drive Precinct within the Hills masterplan and will comprise up to 1620 dwellings over four 20-level apartment towers. On the ground to level three podium there will be 13,900 square metres of retail space tenanted by a supermarket and speciality shops.

The plans also include a publicly accessible plaza that links the Hills Showground Metro Station with the rest of the precinct.
It is the second Landcom and Sydney Metro project that Deicorp has received approval for, with work well under way on the first project, a 987-unit mixed-use project at Tallawong, also in the north-west, valued at about $332 million. The group is also developing a $700 million-plus skyscraper on the doorstep of the Atlassian-anchored tech hub in Sydney’s Central Station precinct.
Deicorp’s founder and chairman, Fouad Deiri, said the Sydney Metro Northwest is one of the most important pieces of transport infrastructure in “living memory”. The project will also achieve a five-star Green Star rating through its design of highly energy-efficient apartments.
Deicorp is a specialist Sydney construction and development company that has been operating for more than two decades. It is currently delivering about 3000 apartments in key Sydney locations and has delivered projects in more than 40 Sydney suburbs.
